The main trailer needs some TLC. It will need a new roof & should have bladder replaced/ redone. The windows, doors, siding and kitchen cabinets are all original. It has had many upgrades and updates over the years, these include:
- All laminate flooring throughout (new subfloor put down in living room in 2010 and bathroom in 2015).
- Breaker panel upgraded/replaced in 2010
- All bathroom fixtures and plumbing replaced in 2015
- New hot water tank within the past 4 years
The 12 x 32 addition was built in 2014 and was used as a large open concept porch/ rec-room. It has a four wall construction design, its own 100 amp sub- panel and is wired for baseboard electric heat. The section of the roof covering the addition is unaffected by the ice damming. If desired it could easily be removed from the main trailer and used separately (as a cabin, tiny home, garage, shed, the options are endless). It would however leave a rather large whole in the mobile home, as you can clearly see we made an oversized opening to create a more open concept design.
We are not interested right now in selling the addition separately, the ideal buyer would take both. All moving costs are the buyer’s responsibility. Possession date is somewhat flexible but we have an offer to purchase on a newer trailer that will need to be placed on our lot with a possession date of mid-November so keep that in mind.
To help us spread the word, we are also offering a finder’s fee. If the buyer of our trailer tells us that they were referred to us by you we will pay you $500 cash from the proceeds of the sale. So, if you know ANYONE who may be interested please share this with them and send them our way.
